How we built this ranking
ZIPs are ranked by median home value, and the top 10 are returned. Every figure on this page is drawn directly from the current dataset (nothing is hardcoded), so when the U.S. Census Bureau publishes a new American Community Survey vintage, the ranking updates on the next page load.
Values are stored exactly as the Census Bureau exports them, preserving the original unit; we format dollars for display only. Rows with a null or suppressed value are excluded rather than shown as zero, so the ranking never surfaces low-information records ahead of complete ones, and genuine outliers are shown as published rather than silently clipped.
Two cautions when reading this list. ACS reports the value owners estimate their homes would sell for, not recent transaction prices, so a fast-appreciating ZIP can lag the live market by months. And a ZIP with very few owner-occupied homes can post an extreme median driven by a handful of high-value properties, which is why we surface the owner-occupancy rate next to each ZIP in the table below so you can judge how representative the figure is.

Distribution shape

Where the top value is many multiples of the median value of the visible set, the population is highly concentrated, a small number of entities accumulate the bulk of the measured quantity. What this analysis cannot tell us
ACS median home value reflects owner-reported estimates of what owner-occupied housing units would sell for, rather than recent transaction prices. Estimates are 5-year rolling averages, so a ZIP that has experienced rapid price appreciation will lag the actual current market by months to years. ZIPs with very small numbers of owner-occupied homes can show extreme figures driven by a handful of high-value properties. Owner-occupancy rates can be very low in destination resort markets or dense urban districts; in those cases the median home value reflects the small owner-occupied subset rather than the broader housing stock. Cross-ZIP comparisons of nominal home values do not account for lot size, structure square footage, or year built, three ZIPs at the same median value can reflect very different physical housing stock.
